You draw the loan down as the build progresses and pay interest only on what's drawn. The typical stages:

How do construction loan progress payments work?
The loan is drawn down in stages matching your building contract — typically slab, frame, lock-up, fixing and completion. You pay interest only on what has been drawn, and the lender inspects or values the work before releasing each payment. We handle the drawdown paperwork so your builder is paid on time at every stage.
How does finance work for a house-and-land package?
Most packages are two contracts: one to buy the land, one to build the house. The land loan settles first and the construction loan draws down as the build progresses. Lenders assess the deal on an "as if complete" valuation of the finished home. Two contracts also usually means stamp duty on the land only, not the finished house value.
What happens if my land registration is delayed?
A common issue in new estates like Box Hill and The Gables, where unregistered lots can take months longer than quoted. Loan approvals have expiry dates, so a long delay can mean re-approval under whatever rates and policies then apply. We plan for it: choosing lenders with longer approval windows and keeping your file ready to re-lodge quickly if registration slips.
Can first home buyers build with a 5% deposit?
Often, yes. New builds can be eligible for the First Home Guarantee (5% deposit, no LMI), and a brand-new home can also attract the $10,000 NSW First Home Owner Grant plus stamp duty relief. What should I budget beyond the build contract?
More than most builders’ brochures suggest. Site costs, driveways, landscaping, fencing, flooring and window coverings are commonly excluded or provisional in build contracts, and post-contract variations can add tens of thousands. We set the loan amount with a realistic buffer so the finishing touches don’t leave you short at the end.
Do you handle knockdown-rebuilds and owner-builders?
Knockdown-rebuilds follow the standard construction loan process with demolition built into the plan, and we arrange them regularly. Owner-builder lending is a different story: fewer lenders, lower maximum LVRs and more documentation. Either way, talk to us before you commit and we’ll lay out the realistic options.
