Local Knowledge

A growth precinct where nearly every home is new.

At the 2021 Census, 98.8% of Box Hill's occupied homes were separate houses and 68.8% were owned with a mortgage. Borrowing here is mostly about building: two contracts, staged payments and timing risks that a standard home loan never meets.

FAQ

What Box Hill buyers ask us

Do you charge a fee for construction or house-and-land loans?

No. Our service is free to you, including the work of managing progress payments during the build. Like most Australian brokers, we are paid a commission by the lender when the loan settles, and we disclose it before you proceed. You pay us nothing directly, whether or not the loan goes ahead.

How does finance work for a Box Hill house-and-land package?

Most Box Hill packages are two contracts: one for the land and one to build. The land loan settles first, then the construction loan is drawn in stages as the builder reaches slab, frame, lock-up, fixing and completion. You pay interest only on what has been drawn. Lenders usually value the home on an as-if-complete basis, so we check the numbers before you sign.

What if my Box Hill land is not registered yet?

Plan for delay. Lots in new estates are often sold before the land is registered, and registration can take longer than the developer expects. Loan approvals expire, so a long wait can mean reapplying under whatever rates and lending rules apply at the time. We choose lenders with approval periods that suit the estate's timeline and keep your file ready to re-lodge quickly.

Can I get the First Home Owner Grant for a Box Hill new build?

Possibly. The NSW First Home Owner Grant pays $10,000 to eligible first home buyers who build or buy a new home. If you buy land and sign a building contract, the land, build contract and any variations together must not exceed $750,000. A newly built home bought complete must not exceed $600,000. The grant can be paid alongside other first home buyer concessions.

How much stamp duty do I pay on Box Hill land?

With a two-contract package, transfer duty is generally assessed on the land contract rather than the finished home. Eligible first home buyers pay no duty on vacant land valued up to $350,000 and a reduced rate up to $450,000, as at October 2026. Other buyers pay the standard NSW rates on the land value. Our stamp duty calculator page shows the current table.

Is The Gables part of Box Hill?

Not any more. The Gables, once known as Box Hill North, is now its own locality, though it shares the 2765 postcode with Box Hill. Both are new-release areas, so the lending is similar: construction loans, progress payments and planning for registration timing. We work with buyers in both, and in North Kellyville and Rouse Hill nearby.

What should I budget for beyond the build contract?

More than the contract price. Site costs, driveways, landscaping, fencing, window coverings and flooring are often excluded or provisional, and variations during the build add up. A lender also values the finished home independently, and a valuation below the combined price must be covered from your own funds. We set the loan with a realistic buffer so the finishing stage doesn't leave you short.

How do I get started?

Book a free discovery call, ideally before you sign the land contract. Bring the land price, the build quote and your deposit details, and we'll estimate your borrowing power, check grant and duty eligibility, and shortlist lenders that handle construction loans and new estates well. You deal with the same broker from that call through to handover.
