Local Knowledge

Norwest is an apartment market inside a business park.

Most Hills suburbs are dominated by detached houses. Norwest is not: at the 2021 Census, more than half of its occupied homes were apartments. That changes which lenders fit and what they look for.

🏢

Apartments near the station

Units around Norwest Station and the business park. We check building size, unit size and lender exposure limits before you exchange, not after.

📝

Off-the-plan buyers

New buildings in Norwest and the Hills Showground precinct. Approval expiry and valuation at completion are the two risks we plan around.

💼

Directors & self-employed

People who run or work in businesses in the park. We match how your income is earned to the lenders that assess it fairly.

📈

Investors

Metro-linked apartments are a common first investment. We structure the loan alongside your home loan so both keep working.

FAQ

What Norwest clients ask us

Where is your Norwest office?

Our office is at 206/4 Columbia Court, Norwest NSW 2153, inside Norwest Business Park and on the same street as The Hills Shire Council's administration centre. You can meet us there in person, or by phone and video if that suits you better. Many clients do a mix: a first meeting face to face, then documents by email and signing electronically.

Do you charge a fee to arrange a home loan?

No. Our service is free to you. Like most Australian mortgage brokers, we are paid a commission by the lender when your loan settles, and we disclose that commission before you go ahead. Comparing lenders, structuring the loan and managing the application cost you nothing, whether or not you proceed.

Is it harder to get a loan for a Norwest apartment?

It can be, depending on the building. More than half of Norwest's occupied homes were apartments at the 2021 Census, and lenders assess units differently from houses. Some apply tighter rules to very small apartments, high-density buildings or areas where they already hold many loans. We check the specific property against lender policy before you commit, so a policy or valuation problem doesn't appear after exchange.

How does the Metro affect buying in Norwest?

Norwest Station has been on the Metro North West Line since it opened on 26 May 2019, and since August 2024 the line continues from Chatswood under the harbour and through the Sydney CBD to Sydenham. That direct rail link is one reason apartment development has clustered around the station and business park, which shapes the kind of property most Norwest buyers are financing.

What is the Norwest Precinct Plan?

It is The Hills Shire Council's framework for Norwest to grow into a mixed-use strategic centre, adopted in July 2024. It plans for more homes, jobs and services around the business park and station. For buyers, it points to more new apartments coming to market over time, so it is worth understanding how lenders treat new buildings and off-the-plan purchases before you sign.

Can I buy off the plan near Norwest or Hills Showground?

Yes, but plan the finance early. The Hills Showground station precinct next to Norwest was rezoned in 2017, and in 2023 its cap was lifted to allow about 9,000 homes. Off-the-plan approvals can expire before a building is finished, and the valuation at completion may differ from the contract price. We map your deposit, timeline and lender options so completion doesn't catch you short.

Do you work with business owners in Norwest Business Park?

Yes, and it is a large part of what we do. Self-employed income is usually assessed on two years of tax returns, though some lenders accept less, and lender choice matters for directors whose income varies. We also arrange equipment, vehicle and commercial property finance, so a business owner can deal with one broker for the home loan and the business lending.

How do I get started?

Book a free discovery call, or arrange to drop into the office on Columbia Court. Half an hour is usually enough to estimate your borrowing power and identify the lenders that suit your situation. You deal with the same broker from that first conversation through to settlement, and we stay in touch for loan reviews afterwards.
