Local Knowledge

An apartment city, where lender policy matters.

Parramatta is Sydney's second CBD and mostly apartments. The loan that works depends as much on the building as on you, because lenders treat small apartments, high-density towers and off-the-plan purchases very differently.

FAQ

What Parramatta clients ask us

What does a Parramatta mortgage broker cost?

Nothing for you. We are paid a commission by the lender when your loan settles, as most Australian brokers are, and we disclose it before you go ahead. Comparing lenders, checking your borrowing power and managing the application through to settlement costs you nothing, whether you are buying your first apartment or adding an investment property.

Is it harder to get a loan for a Parramatta apartment?

It can be, depending on the building and the lender. Some lenders apply tighter rules to small apartments, high-density buildings or postcodes where they already hold a lot of loans, such as a lower maximum loan or a minimum floor area. Policies differ widely, so we check the specific apartment against several lenders before you commit, rather than finding out at valuation.

Can I buy off the plan in Parramatta?

Yes, but plan the finance carefully. Your loan is approved before completion, and an approval can expire if the building takes longer than expected, so it may need to be reassessed against your income, the lender's policy and the valuation at that time. We plan for that gap from the start and recheck your position as completion approaches.

I rent in Parramatta. How do I buy my first home?

Start with your deposit and the government schemes. Under the 5% Deposit Scheme you can buy with a 5% deposit and no lenders mortgage insurance, and it has had no income caps since October 2025, though property price caps apply. In NSW, first home buyers pay no transfer duty up to $800,000, with a concession under $1 million. We check which you qualify for.

Can you help with an investment property in Parramatta?

Yes. Investor loans are assessed differently from owner-occupied loans: lenders count only part of the expected rent, investor rates are usually higher, and your existing debts all count against borrowing power. We compare lenders on how they treat rental income and existing loans, and structure the loan so it fits your wider plans. Tax questions belong with your accountant.

How is Parramatta changing?

Transport is the big change. Parramatta Light Rail Stage 1 opened on 20 December 2024, linking Westmead and Carlingford through the CBD, and Sydney Metro West is scheduled to open in 2032 with a Parramatta station. New infrastructure can affect demand, but it does not guarantee price growth, so we size the loan on what you can repay today.

Do I need to come to your office?

No. Our office is in Norwest, in the Hills north-west of Parramatta, and you are welcome to meet us there. Most of our clients work with us by phone and video, with documents signed electronically, so being in Parramatta makes no difference to how we handle your loan. You deal with the same broker from the first call to settlement.

How do I get started?

Book a free discovery call or send us your details. Half an hour is usually enough to estimate your borrowing power, check your deposit against the schemes you may qualify for, and see which lenders are likely to suit the property you have in mind. From there we handle the application, valuation and settlement with you.
